Future Supply Pipeline Creates A More Competitive Leasing Market
Frequently Asked Questions 1
Our research team answers the questions most frequently posed by first-time and returning property investors navigating the 2025 market.
Is now a good time to buy a second property in Singapore?
The answer depends heavily on your holding horizon and existing ABSD exposure. For Singapore Citizens purchasing a second residential property, the 20% ABSD significantly raises the break-even price appreciation needed to justify acquisition. That said, OCR properties with gross yields above 4% can achieve neutral cashflow at current interest rates.
What is the minimum downpayment for a private condo?
Under current MAS rules, the Loan-to-Value (LTV) limit for a first housing loan is 75%, meaning a 25% downpayment is required — at least 5% of which must be cash. For a second property loan, the LTV drops to 45%, requiring a 55% downpayment.
Can foreigners buy HDB flats?
No. HDB flats are restricted to Singapore Citizens (and permanent residents in some resale cases). Foreigners may only purchase private non-landed residential properties and are subject to the 60% Additional Buyer's Stamp Duty introduced in April 2023.
What is the difference between freehold and leasehold tenure?
Freehold properties have no expiry date, while leasehold properties (typically 99 or 999 years) revert to the state upon lease expiry. The freehold premium has historically averaged 10–20% but has compressed to under 8% in some districts as of Q1 2025.
