The Methodology Behind Our District Performance Index

The Estate Intel District Performance Index (DPI) is constructed from a weighted composite of four sub-indices: price per square foot changes[1], transaction velocity[2], rental yield spread versus the risk-free rate[3], and days-on-market normalized against rolling 12-month averages[4].
Price data is sourced from URA Realis caveats, which are lodged within 10 business days of option exercise. Unlike developer sales data, resale caveats capture the full price paid without discounts or deferred payment schemes, making them a more reliable indicator of true market clearing prices.
Transaction velocity is measured as a rolling 3-month transaction count for each postal district, normalized by the total addressable stock of private residential units in that district. This controls for size differences across districts[5] and allows meaningful cross-district comparison.
- PSF changes are calculated on a like-for-like basis using hedonic regression to control for unit size, floor level, and age. Raw PSF figures are not used.
- Transaction velocity threshold: ≥5 arms-length transactions in the quarter required for inclusion. Distressed and related-party sales are excluded.
- Risk-free rate proxy: 3-month Singapore Government Securities yield, end-of-quarter observation.
- Days-on-market sourced from PropertyGuru and 99.co listing data, cross-referenced against caveats. Listings removed without transaction are excluded.
- Addressable stock definition: all non-landed private residential units with remaining lease ≥40 years as at December 31, 2024.
